MOORESVILLE PLAN COMMISSION
MINUlES
THURSDAY, JULY 22, 2004, 7:00 P. M.

The Mooresville Plan Commission met in regular session on Thursday, July 22, 2004 at
7:00 P. M. at the Mooresville Town Hall.

Commission members present: Chairman Mike Young, Chris Crouch, Tim Bennett, Jim
Bruner, Troy Bryant, Robert Williamson, Robert Corbin, and John Ehrhart. Charles
McGuire was absent. Town attorney Tim Currens was present.

A motion was made by Commissioner Crouch with a second by Commissioner Corbin to
approve the minutes of June 24, 2004. Motion carried 8-0.

Ross Holloway appeared before the commission for a fmal plat approval for Amberwood
tabled from the June 24th, 2004 meeting. Mr. Holloway presented three building plans.
One plan was a four bedroom with an 8/12 pitch roof, a three bedroom with a dormer on
the front of home, and a two bedroom with two dormers on front and pop outs on the
back. A two bedroom home would be approximately 1511 square feet with a two car
attached garage. A three and four bedroom home would be approximately 1800 square
feet with a two car attached garage. Commissioner Ehrhart stated he was disappointed
with the look of the homes. Commissioner Bryant stated that every time this project
came up the board is hesitant, if that feeling is still with you it, is there for a reason. This
approval was based on a promise of better looking buildings. He said he was not
comfortable with the plans.

Mr. Holloway answered the problem is this is a PUD. He said we have given you large
square footage, a variance in the outside look, dimensional shingles, and all brick. He
thinks the quality and the layout is good. The homes have a choice of three or four
different bricks, Anderson windows, custom cabinets, and ceramic tile floors.

Commissioner Young said he understood why the garages were in the center and that was
because of sound, but they just do not look right. Commissioner Ehrhart said he knew
this was a tough piece of ground and was sure this was a quality product, but Jamestown
looked pretty good on paper, but if you go out there, they don't look the same as on
paper.

Mr. Holloway stated he knew the plans looked plain but that was because there wasn't
any landscaping on the drawings and if there were color and landscaping, that would
make a big difference. He said he did not know what else to do. This is a transitional
piece of property.

David Stedman, 1208 Driftwood Court, spoke from the audience, saying this was beyond
condos or houses, arn I right. Mr. Holloway answered yes. Mr. Stegman said the
landscaping is important. Would the large homes be towards the front and would there
