MINUTES MOORESVILLE BOARD OF ZONING APPEALS <br /> <br /> The Mooresville Board of Zoning Appeals will come to order. Approval of the minutes. <br /> <br />Everything correct. Approved and seconded. <br /> Bill Parks variance. <br /> <br /> I'm Ross Holloway here with Mr. Parks tonight to discuss a variance for the placement <br />of signs for the new Wendy's that's going up out on 144 and 67. I passed out an exhibit here <br />that basically describes what we would propose. As you are well aware this property is zoned <br />for B-2 and has limitations on sign size such as the typical signs used in fast food establishments <br />like McDonald's down here and the Hardee's and these will be very very similar signs to those <br />as far as the size and height, in fact, they will be smaller than the McDonald's sign which is <br />hugh and more or less about the same in height and square footage as the Hardee's sign. If you <br />look on the subsequent pages there you will see the configuration of the signs, the overall <br />heights and everything that we propose. The sign, type A we call it, is a ground mounted sign <br />that would be up on what we show as Lot 1 there close to the building more or less right in <br />front of it. That overall size there of 96 feet includes the brick base and so that's why it is <br />larger. Bill since then has decided on a slightly smaller sign that without the brick base ends <br />up at 46 square feet. So if he would decide to continue with that sign no variance would be <br />required on that size sign. However, since we are here tonight in case he would change his <br />mind we would go ahead and ask that it be considered. The larger sign out toward the <br />intersection for a B-2 zoning and a sign over 100 square feet requires a 60 foot set back. If you <br />moved it back 60 feet it would be right close to being in the lot and be so far from the highway <br />that it wouldn't be practical. This sign isn't extremely high it is 24 feet I believe overall height. <br />I went down and looked at the Hardee's sign and it's not quite that high I think it's about 20 <br /> <br /> <br />
