MOORESVILLE PLAN COMMISSION
MINUTES
THURSDAY OCTOBER 25, 2007
The Mooresville Plan Commission met in regular session on Thursday October 24, 2007
at 6: p.m. at the Mooresville Town Center.
Commissioners present were: Chairman Mike Young, Commissioners Charles Berwick,
John Ehrhart, Charles McGuire, Robert Williamson, James Logan and Darrell Brown.
Before starting any business Chairman Young asked that if anyone was going to be
absent to call him or the Clerk Treasurers Office.
A motion by Commissioner McGuire to approve the minutes from the August 23, 2007
meeting a second came from Commissioner Ehrhart. The motion carried 7-0 with none
opposed.
The first item on the agenda; was Holloway asking approval for the Site Plan Lot 7
Flagstaff. Mr. Holloway said that they had received a variance for the Board of Zoning
Appeals for the Flood Protection Grade. There will be a single building the existing
gravel parking lot which will be replaced by a pervious finish concrete. With no
questions from the floor or board a motion was made by Commissioner Ehrhart to
approve the site Plan for Lot 7 Flagstaff, a second came from Commissioner Williamson,
the motion carried 7-0 with none opposed. Mr. Holloway returned with Site Plan.Lot 14
Flagstaff. Commissioner Brown had fire safety issues, after discussion about fire access
and another hydrant. Commissioner Brown motioned to approve the Site Plan for Lot 14
pending all requirements are met for access and hydrant locations. The motion was
seconded by Commissioner Logan the motion carried 7-0 with none opposed.
Richard Beaman came to the Plan Commission with a two lot minor plat for Ronald and
Cherly Lehr. The property at 4566 Watson Road, the reason for minor plat is to provide
their son and his wife property to build a home. The property is 28 acres which will be
5.6 acres and 22.3 acres. Commissioner Williamson had a question about the strip of land
between the lots. Mr. Lehr uses this land to access the fields behind of this property. Mr.
Lehr wanted to protect himself to always have access to his property. If the property ever
got out of the son hands he will need to get to his fields. An easement was suggested, but
with past experience Mr. Lehr did not want to an easement. Commissioner McGuire
asked about the drive way to the 5.6 acres, Mr. Beaman said that there is more than
enough room for a drive off of Watson Road. Mr. Currens explained why access would
be necessary, for lending or resale. There must be access to a property. A motion was
made by Commissioner Brown and seconded by Commissioner McGuire, to approve the
2 lot minor plat subject to; approval by the County for a drive way permit. The motion
carried 7-0 with none opposed.
S
