<br />c <br /> <br />plat, it shall set forth reasons for such disapproval in its own <br />records and provide the applicant with a copy of such reasons. The <br />application and submission of a plat for approval shall, in and of <br />itself, constitute an agreement on the part of the applicant that if <br />the final plat is approved by the commission, the applicant will <br />proceed to record the approved final plat within thirty (30) days <br />after the Commission grants such approval, in the office of the Re- <br />corder of Morgan County, Indiana, and shall thereafter, immediately <br />notify the Commission by letter of the date of recording, giving the <br />plat book volume and page number <br /> <br />ARTICLE 4, <br /> <br />PRINCIPLES AND STANDARDS OF DESIGN. <br /> <br />The Final Plat of the subdivision shall conform to the following <br />principles and standards of design: <br /> <br />Section 1. <br /> <br />GENERAL. The subdivision plan shall conform to the principles and <br />standards which are generally exhibited in the Master Plan. <br /> <br />SECTION 2. <br /> <br />STREETS. <br /> <br />/" <br /> <br />A, The street and alley layout shall provide access to all lots <br />and parcels of land within the subdivision, and where streets <br />cross other streets, jogs shall not be created. <br /> <br />B, Proposed streets shall be adjusted to the contour of the land <br />so as to produce useable lots and streets of reasonable gradient. <br /> <br />C. Certain proposed streets, where appropriate, shall be extended <br />to the boundary line of the tract to be subdivided so as to <br />provide for normal circulation of traffic within the vicinity. <br /> <br />D. Wherever there exists a dedicated or platted PQrtion of a street <br />or alley adjacent to the proposed subdivision, the remainder <br />of the street or alley to the prescribed width shall be platted <br />within the proposed subdivision as a minimum to the next inter- <br />secting street or alleYa <br /> <br />The minimum right-af-way of Residential Streets, Marginal <br />Access Streets or Cul-de-Sacs, shall be fifty (50) feet. <br />All Cul-de-Sacs shall terminate in a circular right-of-way <br />with a minimum diameter of One Hundred (100) feet, or other <br />arrangement for the turning of all vehicles conveniently with- <br />in the right-of-way. <br /> <br />E. <br /> <br />\... <br /> <br />F.
