SECTION 3.1 - RESIDENTIAL USES AND REQUIREMENTS <br /> Residential and related uses are permitted in the districts indicated in Table 1, <br />Section 3.0, when complying with the requirements of Table 3a, and the provisions and <br />exceptions of Section 3.3; or when in an approved planned development under chapter <br /> <br />SECTION 3.2 - COMMERCIAL AND INDUSTRIAL REQUIREMENTS <br /> The commercial and industrial uses listed in Table 1 are permitted in the districts <br />indicated in Section 3 when complying with the requirements of Tabte 3 and also Table 3 <br />and 3(b) for commercial districts and Table 3 (c) and 3 for industrial uses and the <br />provisions and exceptions of Section 3.3 and 3.4; or when in an approved plan <br />development under Chapter 6 and when complying with all construction safety <br />regulations of the State of Indiana. <br /> <br />SECTION 3.3 - PROPERTY DEVELOPMENT STANDARDS <br />A. USE <br /> No building or land shall be used and no building shall be erected, reconstructed <br />or structurally altered which is arranged, intended or designed to be used for any purpose <br />other than a use which is permitted and specified in a district in which such building or <br />land is located. <br /> <br />B. ACCESSORY USES <br /> 1. Accessory uses, such as the following, are permitted in all districts and, with the <br /> exception of buildings, may be installed in any required yard. <br /> <br /> Bird baths and bird houses <br /> Buildings (such as private garages, sheds, etc.) <br /> Curbs <br /> Fences and hedges <br /> Lamp posts <br /> Mail boxes <br /> Name plates <br /> Parking spaces <br /> Retaining walls <br /> Trees, shrubs, etc. <br /> Utility installations for local service <br /> Walks <br />Accessory buildings shall not be erected prior to the principal building except <br />buildings used for farming purposes or where there is common ownership with <br />adjoining lot which has a principle building already constructed on the one lot. <br /> <br />All accessory buildings located on a lot or parcel of land shall conform to the <br />setback requirements for that district listed in Section 3.1, tables 2a, 2b and 2c and <br />Section 3.2 Table 3, depending upon the primary use of the lot or parcel of land <br />concerning which Section shall be applicable. <br /> <br />4. No accessory building shall be located in front of the primary structure in a <br /> residential district. <br /> <br />33. <br /> <br /> <br />
