5. No permits are required for structures 200 square feet or less not placed on a <br /> permanent foundation. <br /> <br />6. There shall be no permit requirement for above ground pools. <br /> <br />C. LOTS <br /> Every primary building hereafter erected shall be located on an individual lot which <br /> fronts on a street or access road. <br /> <br />D. MINIMUM LOT AREA AND WIDTH AT BUILDING LINE <br /> Except as hereafter provided, no building or structure shall be erected or located <br />on a lot unless such lot conforms with the lot area regulations of the district in which it is <br />located except that lots of record or individually held prior to the passage of this <br />ordinance may be smaller in area than the figure prescribed. <br /> <br />A minimum lot width of 65 feet is required at the building line in all districts. <br /> <br />E. GROUND FLOOR AREA <br /> The ground floor area requirements for dwellings, as set forth in the districts shall <br />apply. Dwellings shall not be changed except in conformity with these regulations. <br /> <br />F. BUILDING HEIGHT <br /> All buildings hereafter designed or erected and existing buildings which may be <br />Reconstructed, altered, moved or enlarged shall comply with the height regulations and <br />exceptions of the district in which it is located. <br /> <br />G. YARDS <br /> 1. In measuring a front yard or side yard adjoining a street, it shall be the <br />perpendicular distance between the right-of-way line of said street and a line through the <br />corner or face of the building closest to and drawn parallel with the right-of-way line <br />excluding any architectural features. <br /> <br /> 2. Architectural features (cornices, chimneys, eaves, sills, canopies or other similar <br />features) may extend into the required side yard not more than two feet, provided that the <br />width of said yard is not reduced to less than five feet and may project into a required <br />front or rear yard not more than three feet. <br /> <br /> 3. An open platform, porch or landing which does not extend above the level of first <br />floor of the building may extend or project into any required yard not more than four feet. <br /> <br /> 4. Where 50% or more of the lots in a one block area are occupied by buildings, the <br />average setbacks of such buildings (including front, side and rear setbacks) determines <br />the dimensions of the set-backs in the lot, provided that if there are no other buildings <br />within 330 feet of the proposed building in either direction, then the standard set-back <br />lines for the district shall apply. <br /> <br /> Where 50% or more of the lots in a one block area are occupied by accessory <br />buildings, the average setbacks of such buildings determines the dimensions of the <br /> <br />34. <br /> <br /> <br />
