The establishment of the Special Exception will not impede or <br />substantially alter the normal and orderly development and improvement <br />of surrounding property for uses permitted in the district; and <br /> <br />4. Adequate utilities, access roads, drainage, and other necessary facilities <br /> have been or are being provided; and <br /> <br />Adequate measures have been or will be taken to provide ingress and <br />egress so designed as to minimize traffic congestion on the public roads; <br />and <br /> <br />The Special Exception will be located in a district where such use is <br />permitted and all other requirements in this ordinance which are applicable <br />to such Special Exception will be met. <br /> <br />The Board shall order the Building Inspector to issue an Improvement <br />Location Permit for the use as approved by the Board. <br /> <br />C. An existing use which is listed herein as a Special Exception, and which is located <br /> in a district in which such Special Exception may be p~miitted, is a conforming <br /> use. Any expansion of the Special Exception involving the enlargement of the <br /> buildings, structures, or land area devoted to such use shall be subject to the <br /> procedures described in this section. <br /> <br />D. The filing fee for a Special Exception shall be as shown in Table 2 which is <br /> hereby established and made a part of this section. <br /> <br />CHAPTER 6 - PLANNED UNIT DEVELOPMENTS <br /> <br />6.0 Intent of Districts <br /> <br /> The purposes of these regulations are to provide greater design flexibility in <br />the development of land when consistent with the Comprehensive Plan and intent <br />of the Zoning Ordinance. The use of Planned Unit Development Zoning <br />Classifications shall be encouraged when the use of such regulations promotes a <br />harmonious variety of uses, and/or foster the creation of attractive, healthful, <br />efficient and stable environments for living, shopping or working. <br /> <br /> The Planned Unit Development regulations and procedures may apply to <br />the redevelopment of presently developed lands, or the development of open or <br />vacant developments and their relationship with other surrounding uses and the <br />overall characteristics of the area in which located. <br /> <br /> Planned Unit Development regulations are intended to encourage <br />innovations in land development techniques so that the growing demands of <br />the community may be met with greater flexibility and variety in type, design <br />and layout of sites and buildings and by the conservation and more efficient <br />use of open spaces an other amenities generally enhancing the quality of life. <br /> <br />62. <br /> <br /> <br />
