Planned Development projects should also encourage a more efficient use <br />of land which reflects the changes in the technology of land development so <br />that resulting economies may accrue to the benefit of the community at large. <br /> <br /> To enhance the purpose and intent of the planned unit development, the <br />provisions of Section 3 of this Ordnance under Section 3.3 Property <br />Develo ment Standards may be modified by specific finding of the Plan <br />Commission that the Development '~lanned unit development" allows for a <br />deviation in the standards consistent with the Ordinance and the Ordinance <br />intent of more development resulting in economies that accrue through the <br />benefit of the community at large through the use of a planned unit <br />development. <br /> <br /> Buffeting requirements set out in Section 3.8 are applicable to the type of <br />use that is requested. <br /> <br />6.1 Classifications of planned Unit Development <br /> <br /> Upon preliminary review of a Planned Unit Development proposal by the Commission <br />as provided by this Ordinance, such proposal shall be identified by the general character <br />of the dominant use oftbe development. Such proposals shall be classified by the <br />following designations: <br /> <br />A~ "PUD-R - planned Unit Development - Residential <br /> <br />Any development consisting of not less than three (3) acres in which more than 80 <br />percent oftbe interior floor area of all buildings to be included in the development <br />are used for residential purposes or those accessory purposes customarily related <br />to residential use. <br /> <br />B~. "PUD-C" - planned Unit Development - Commercial <br /> <br />Any development consisting of not less than four (4) acres in which all of the <br />interior floor area of all buildings to be included in the development is to be used <br />for commercial purposes. <br /> <br />C~ "PUD-I*' - Planned Unit Development - Industrial <br /> <br />Any development consisting of not less than five (5) acres in which more than 80 <br />percent of the interior floor area of all buildings to be included in the development <br />are used for industrial or manufacturing purposes or such accessory uses <br />customarily relating to industrial uses with the balance of such interior floor area, <br />if any, being intended for such commercial uses as reasonably relate to the <br />support or convenience of the intended industrial uses or their occupants. <br /> <br />63. <br /> <br /> <br />
