iii. <br /> <br />Proposals for handling traffic, parking, water supply, sewage disposal, <br />storm drainage, tree preservation and removal, landscaping, lighting, <br />signage and other pertinent development features. <br /> <br />iv. <br /> <br />A separate location map to scale shall show the boundary lines of <br />adjacent land and the existing zoning of the area proposed to be <br />developed as well as the adjacent land. <br /> <br />The condominium declaration (if applicable), a document creating an <br />owners association and any covenants to be made a part of the Planned <br />Unit Development as well as the order and estimated time of <br />development. <br /> <br />vi. <br /> <br />A statement of the proposed order of development of the major <br />elements of the project, including whether the development will be <br />accomplished in phases, and, if so, the order and content of each <br />phase. <br /> <br />vii. <br /> <br />A statement certified by a registered engineer or registered land <br />surveyor stating that the development will not increase the <br />downstream hydraulic peak of the waterway in which watershed the <br />property is located for a fifty year storm f~equency. <br /> <br />Fire Hydrants <br /> <br />The sub divider shall provide the subdivision with fire hydrants if the subdivision is <br />located within the corporate limits of the Civil Town of Mooresville. Subdivisions <br />outside the corporate limits of the Town of Mooresville served by a water utility <br />shall, likewise, provide fire hydrants. Spacing and location of the fire hydrant shall <br />be based upon the recommendation of the respective fire chief of the area being <br />served. <br /> <br />D. The preliminary plan shall be presented in triplicate and to a scale ratio not to <br /> exceed 100'= 1". The preliminary plan may include any additional graphics <br /> which will explain the features of the development. A copy of the preliminary <br /> plan shall be given to the Building Inspector and a certified letter sent to all <br /> checkpoint agencies advising them that the prelimina~ plan is available for <br /> review at the Clerk-Treasurer's Office, 26 South Indiana Street, Mooresville, <br /> Indiana, giving a brief detailed description of the proposed plan, including <br /> estimates of the number of employees, households and type of traffic related to <br /> the development. It shall also be provided to the following checkpoint agencies <br /> for their review and comment: <br /> <br /> Building Inspector <br /> Director of Public Works <br />Mooresville Police Department and Sheriff's Department when outside of the Town <br />of Mooresville's city limits <br />Mooresville Consolidated School Corporation and any other school district which is <br />affected <br /> <br />65. <br /> <br /> <br />
