B-3, GENERAL BUSINESS DISTRICT <br /> <br />---------------------------------- <br /> <br />This district is designed to include areas suitable for <br />most other types of business and higher volume retail sales <br />uses not included in the B-1 or B-2 business districts. <br /> <br />(a) Representative Uses: Wholesale businesses, <br /> <br />-------------------- <br /> <br />motels, hotels, drive-in eating establishments, <br />shop~ing centers, taverns, restaurants, gasoline <br />statlons, golf driving range, skatin9 rink, bowling <br />alley, nightclub and similar enterprlses, carpenter <br />shop, electrical or heating shop, drycleaning shop, <br />sign painting shop. <br /> <br />(b) Special Exception: The following uses shall be by <br /> <br />------------------ <br /> <br />special exception only: The automobile repair, tire <br />stores, truck repair, trailer repair, trailer sales, <br />farm implements sales, automobile sales, and body <br />shops. Also, see use listings. <br /> <br />(c) Restrictions: No blinking or moving signs or <br /> <br />------------- <br /> <br />signs which change colors, one freestanding sign <br />allowed per acre of 9round or less which shall stand no <br />higher than thirty-flve feet. The gross area in square <br />feet of all signs on a business shall have no more than <br />three signs plus the freestanding sign. outside <br />display allowed for retail sales items not manufactured <br />on site and not inventoried outside. Outside storage <br />allowed but must be screened from public view. <br /> <br />(d) Height regulations, yard requirements, lot area, <br />frontages and setbacks, parking by square footage. <br />(See Section 3 and Table 3, 3b and see also Parking <br />Table 4b.) <br /> <br />X. I-1, LIGHT INDUSTRIAL <br /> <br />------------------------- <br /> <br />This district is designed and located in areas most <br />suitable for li9ht industrial uses because of their location <br />near necessary lnfrastructure and buffering from residential <br />land uses. This district shall consist of various types of <br />storage, manufacturing, and fabricating done in an enclosed <br />facillty. <br /> <br />21 <br />
