<br />(a) This shall consist of uses such as block plants, <br />lumber companies, automobile repair, tire stores with <br />service centers, truck repair, trailer repair, trailer <br />sales, farm im~lement repair and dealers, automobile <br />sales and serVlce, and body shops. The above types of <br />uses shall be allowed unless the business utilizes <br />techniques that are more consistent with the <br />definitions set out in I-2, Medium Industrial District, <br />or any other industrial district. <br /> <br />(b) Special Exceptions: None. <br /> <br />------------------ <br /> <br />(c) Restrictions: All outside storage must be <br />screened. The business hours of any light industrial <br />use shall be no greater than 7:00 A.M. through 10:00 <br />P.M. The business should not use hazardous materials, <br />create any type of noise, air or water pollution, based <br />upon state standards, conducted within fifty feet of a <br />residential property line. The sign requirements for <br />I-1 shall be the same as set out for B-3. <br /> <br />(d) Building height regulations, lot area, frontage, <br />setbacks, and yard re~ulrements. (See Section 3 and <br />Table 3, 3c, and Parklng Table 4b.) <br /> <br />XI. I-2, MEDIUM INDUSTRIAL <br /> <br />------------------------- <br /> <br />This district is designed and located in areas which <br />generate a high volume of traffic, need operating hours in <br />excess of 7:00 A.M. throu~h 10:00 P.M., and which, because of <br />their nature, require addltional buffering from residential <br />uses. <br />(a) All uses that would fit within the above <br />definition. <br />(b) Special Exceptions: None. <br /> <br />------------------- <br /> <br />(c) Restrictions: All outside storage must be fenced. <br /> <br />------------- <br /> <br />No hazardous materials are to be used, nor shall the <br />use create any type of noise, air or water pollution as <br />set by state standards, or, <br />any business that stores, creates, or uses any types of <br />hazardous materials requiring evacuation in the event <br />of an accident (as set by State Hazards Waste <br />Standards of the Indiana Department of Environmental <br />Management.) <br /> <br />(d) Building height regulations, lot area, frontage, <br />setbacks and yard requirements.
