<br />XII. I-3, HEAVY INDUSTRIAL <br /> <br />------------------------- <br /> <br />This district is designed for industrial uses that are <br />not confined to a building but use hazardous materials that <br />create, water pollution, noise pollution, or air ~ollution <br />which require on-site treatment, that need unlimlted outside <br />storage, and unlimited hours of operation. This zone should <br />be located where significant buffering from nonindustrial <br />land uses can be provided to ~rotect the health, safety and <br />values of neighboring propertles. <br /> <br />(a) proposed Uses: All uses which fit within the <br /> <br />-------------- <br /> <br />above definition. <br />(b) Special Exceptions: None. <br /> <br />------------------- <br /> <br />(c) Restrictions: Minimum lot size of ten (10) acres. <br />All the uses under I-3 shall have a minimum fence of <br />five (5) feet, (monitored gates not required) <br />surrounding the actual use. All outside storage shall <br />be fenced and secured separately, and any business that <br />stores, creates, or uses any ty~es of hazardous <br />materials requiring evacuatl0n ln the event of an <br />accident (as set by State Hazards Waste Standards.) <br />shall be fenced and secured. (See also Table 3, 3c and <br />parking Table 4b.) . <br /> <br />(d) Building height re9ulations, lot area, frontage, <br />setbacks, and yard requlrements. Also, see section 3 <br />and Table 3, 3c, and parking Table 4b. <br /> <br />XIII. I-4, SPECIAL INDUSTRIAL <br /> <br />---------------------------- <br /> <br />This district is designed to be used for hazardous <br />industrial uses which should be located in areas where <br />extensive buffering and special access can be provided and <br />would be required to protect, not only immediately adjacent <br />land uses, but also the community in general. <br /> <br />(a) Representative Uses: All uses which would fall <br /> <br />-------------------- <br /> <br />under the above definition. For example, laboratories <br />that use gene-splicing techniques, industries using or <br />manufacturing nuclear materials, excepting limited uses <br />by medical facilities. <br /> <br />(b) Special Exceptions: None. <br /> <br />(c) Restrictions: No use to be conducted within one <br /> <br />------------------- <br /> <br />------------- <br /> <br />thousand (1,000) feet from any area zoned Flood Plain, <br />Agricultural, Residential, or Business Use.
