<br />D. Minimum Lot Area and width at Building Line <br /> <br />----------------------------------------------- <br /> <br />Except as hereafter provided, no building or structure <br />shall be erected or located on a lot unless such lot conforms <br />with ~he lot area regulations of the district in which it is <br />located except that lots of record or individually held prior <br />to the passage of this ordinance may be smaller in area than <br />the figure prescribed. <br /> <br />A minimum lot width of 65 feet is required at the building <br />line in all districts. <br /> <br />E. Ground Floor Area <br /> <br />---------------------- <br /> <br />The ~round floor area requirements for dwellings, as <br />set forth ~n the districts shall apply. Dwellings shall not <br />be changed except in conformity with these regulations. <br /> <br />F. Building Height <br /> <br />-------------------- <br /> <br />All buildings hereafter designed or erected and <br />existing buildings which may be reconstructed, altered, moved <br />or enlarged shall compl~ with the height regulations and <br />exceptions of the distr~ct in which it is located. <br /> <br />G. Yards <br /> <br />---------- <br /> <br />1. In measuring a front ~ard or side yard adjoining a <br />street, it shall be the perpend~cular distance between the <br />right-of-way line of said street and a line through the <br />corner or face of the building closest to and drawn parallel <br />with the right-of-way line excluding any architectural <br />features. <br /> <br />2. Architectural features (cornices, chimneys, eaves, <br />sills, canopies or other similar features) may extend into a <br />required side yard not more than two feet, provided that the <br />width of said yard is not reduced to less than five feet and <br />may project into a required front or rear yard not more than <br />three feet. <br /> <br />3. An open platform, porch or landing which does not <br />extend above the level of first floor of the building may <br />extend or project into any required yard not more than four <br />feet. <br /> <br />4. Where 50% or more of the lots in a block are <br />occupied by buildin~s, the average setbacks of such buildings <br />(including front, s~de and rear setbacks) determines the <br />dimensions of the set-backs in the lot, provided that if <br />there are no other buildings within 330 feet of the proposed <br />building in either direction, then the standard set-back <br />lines for the district shall apply. <br />36 <br />
