<br />under section 3.5 shall be met and where the standards set <br />out in Chapter 6 are in conflict with section 3.5 herein, the <br />standards set out in Section 3.5 shall prevail as the <br />required standards of the ordinance with the exception of lot <br />size shown on page 48. <br /> <br />Minimum Lot Area <br /> <br />---------------- <br /> <br />a. Mobile home parks or manufactured housing parks shall <br />have sufficient room for 50 units with initial <br />development plat of ten (10) acres. <br /> <br />b. An individual mobile home lot within a mobile home <br />park established under the provisions of this section <br />shall be not less than 5,000 square feet for a single <br />width structure (14 feet or less) and 7,000 square <br />feet for a double width structure (over 14 feet) <br />exclusive of thoroughfares and walkways. <br /> <br />2. Ground Floor Area <br /> <br />No mobile home shall be established, altered or erected <br />so that its ground floor area is less than 500 square <br />feet excluding all porches, canopies and storage areas. <br /> <br />----------------- <br /> <br />3. Building Height <br /> <br />No main building or structure may be established, altered <br />or erected so as to have a height greater than 25 feet. <br /> <br />4. General Requirements <br /> <br />--------------------- <br /> <br />a. Yards and distances between structures: <br /> <br />--------------- <br /> <br />(1) <br /> <br />The minimum distance between mobile home <br />stands on opposite sides of a street shall <br />be 60 feet. <br /> <br />( 2 ) <br /> <br />The minimum distance between a mobile home <br />stand and a street pavement, common parking <br />area, a common walk or other common area <br />or another mobile home shall be 8 feet. <br /> <br />(3) The minimum distance between a mobile home <br />stand and the park: <br /> <br />(a) side and rear property line -- 25 feet <br />(b) Front property line abutting: <br /> <br />(1) Arterial street <br />(2) Feeder street <br />(3) Residential street <br />48 <br /> <br />60 feet <br />50 feet <br />40 feet <br />
