<br />Ordinance. The use of Planned unit Development zoning <br />Classifications shall be encouraged when the use of such <br />regulations promotes a harmonious variety of uses, and/or <br />foster the creation of attractive, healthful, efficient and <br />stable environments for living, shopping or working. <br /> <br />The Planned unit Development regulations and procedures <br />may apply to the redevelopment of presently developed lands, <br />or the development of open or vacant lands, and may apply to <br />parcels of relatively small size as well as large-scale <br />developments and the1r relationship with other surrounding <br />uses and the overall characteristics of the area in which <br />located. <br /> <br />planned unit Development regulations are intended to <br />encourage innovations in land development techniques so that <br />the 9rowing demands of the community may be met with greater <br />fleX1bility and variety in type, design and layout of sites <br />and buildings and by the conservation and more efficient use <br />of o~en spaces and other amenities generally enhancing the <br />qua11ty of life. <br /> <br />planned Development projects should also encourage a <br />more efficient use of land which reflects the changes in the <br />technology of land development so that resulting economies <br />may accrue to the benefit of the community at large. <br /> <br />To enhance the pur~ose and intent of the ~lanned unit <br />development, the provis10ns of Section 3 of th1s ordinance <br />under Section 3.3 prouerty Develoument Standards, may be <br />modified by specific find1ng of the plan commission that the <br />Development "planned unit development" allows for a deviation <br />in the standards consistent with the Ordinance and the <br />Ordinance and the ordinance intent of more development <br />resulting in economies that accrue through the benefit of the <br />community at large through the use of a planned unit <br />development. <br /> <br />Buffering requirements set out in Section 3.8 are <br />applicable to the type of use that is requested. <br /> <br />6.1 Classifications of planned unit Development <br /> <br />------------------------------------------ <br /> <br />upon preliminary review of a planned Unit Development <br />proposal by the Comm1ssion as ~rovided by this Ordinance, <br />such proposal shall be identif1ed by the general character of <br />the dominant use of the development. Such proposals shall be <br />classified by the following designations: <br /> <br />A.
