<br />which the separate owners have given their express <br />intentions to enter into such private agreements between <br />or arnon~ themselves as will facilitate their mutual <br />enterpr~se, and assure its completion as planned to the <br />satisfaction of the plan commission. <br /> <br />6.3 Filing Procedure <br /> <br />---------------- <br /> <br />A. The authorization of a Planned unit Development shall be <br />subject to the procedures expressed herein: <br /> <br />B. Submission of a petition and all other documents <br />required for rezoning for the appropriate PUD <br />classification, which petition shall be signed by the <br />owner or owners of all real estate involved in the <br />petition for the Planned unit Development, or which <br />petition shall have attached thereto the notarized <br />consent of all such owners to the filing of such <br />Petition, and to the change to a PUD classification of <br />their real estate included. <br /> <br />C. The petition, which shall include a preliminary plan and <br />plat for any area proposed for development as a Planned Unit <br />Develo~ment shall be filed with the Commission. The <br />prelim~nary plan and plat shall include: <br /> <br />i. pro~osed layout of streets, open space and other <br />bas~c elements of the plan to include; <br /> <br />Yards and Distance Between Buildings, Walls and <br />Fences, (including location, height, and materials), <br />off-Street parking (including location, number and <br />size of spaces and dimensions of parking area, <br />internal circulation pattern), Access (~edestrian, <br />vehicular, service), Si~ns (location, s~ze, and <br />height), Loading (locat~on, dimensions, number of <br />spaces, internal circulation), Lighting (location <br />and general nature; hooding devices), Common <br />Facilities and open Spaces, Fire Hrdrants, Sewage <br />(approval of the appropriate agenc~es for sewage <br />disposal facilities), Drainage (approval of the <br />appro~riate agencies of surface drainage <br />facil~ties). <br /> <br />Identification of location and types of structures <br />and their use categories within the area, including <br />proposed densities of said uses, lot dimensions, <br />elevations, buildings and structures; location, size <br />and heights. <br /> <br />ii. <br /> <br />iii. <br /> <br />proposals for handling traffic, parking, water <br />supply, sewage disposal, storm drainage, tree <br />preservation and removal, landscaping, lighting, <br />71 <br />
