A separate location map to scale shall show the <br />boundary lines of adjacent land and the existing <br />zoning of the area proposed to be developed as well <br />as the adjacent land. <br /> <br />v. The condominium declaration (if applicable), a <br />document creating an owners association and any <br />covenants to be made a part of the Planned unit <br />Development as well as the order and estimated time <br />of development. <br /> <br />vi. A statement of the proposed order of development of <br />the major elements of the project, including whether <br />the development will be accomplished in phases, and, <br />if so, the order and content of each phase. <br /> <br />vii. A statement certified by a re9istered engineer or <br />registered land surveror stat~ng that the <br />development will not ~ncrease the downstream <br />hydraulic peak of the waterway in which watershed <br />the property is located for a fifty year storm <br />frequency. <br /> <br />viii. A statement certified by a re9istered engineer or <br />registered land surveyor stat~ng that the detention <br />and retention areas on site post-development <br />drainage will not exceed pre-development drainage <br />for a fifty year storm frequency. <br /> <br />D. The preliminary plan shall be presented in triplicate and <br />to a scale rat~o not to exceed 100' = 1". The <br />preliminary plan may include any additional graphics <br />which will explain the features of the development. A <br />co~y of the preliminary plan shall be given to the <br />Bu~ldin9 Inspector and a certified letter sent to all <br />check~o~nt agencies advising them that the preliminary <br />plan ~s available for review at the Clerk-Treasurer's <br />Office, 26 South Indiana Street, Mooresville, Indiana, <br />9iving a brief detailed description of the proposed plan, <br />~ncluding estimates of the number of employees, <br />households and type of traffic related to the <br />development. It shall also be provided to the following <br />checkpoint agencies for their review and comment: <br /> <br />Building Inspector <br />Director of Public Works <br />Mooresville police Department and Sheriff's Department <br />when outside of the Town of Mooresville's city limits <br />Mooresville Consolidated School Corporation and nay other <br />school district which is affected <br />Morgan County Soil and Conservation District <br />72 <br />
