~~ ll
asked Joe Beikman if the sewer was taken up Slideoff Road, would that cause any
problems. Mr. Beikman answered, yes. Bob Smith, Carpenter Realty, told the council he
lives in North Madison Crossing and asked if the developers could not get $175,000,
would these become rentals. He said he does not want this. He said there was one for
sale for $179,900.00 with 1800 square feet and the average price was $1.50,000 for 1500
square feet. Sherry 1Vlilan, a homeowner in North Madison Crossing whose backyard
will. be backed up to a condo, told the council she couldn't understand why someone
would pay this much for a condo and not buy a home. She also said that Mr. Holloway
was the engineer at North Madison Crossing and this development has water problems.
She said. she thought mounding would be better than a high fence, but she was adamantly
against the project. lVlr. Holloway said these condos were upscale and already eight had
been sold for $169,000 and four for $175,000. These condos are marketed to
professionals and he thinks Mooresville needs this type of development. The. condos will
be owner occupied. Because of price the owner will live in the condo. Mr. Holloway said
it would be almost impossible for there to be rules to say their unit could not be rented.
Councilman Worthen said there were drainage issues and wanted to know if these issues
would be addressed by the developer. Mr. Holloway told the council there were three
basins for water retention for 100 year flood. Mrs. Milan asked Mr. Holloway for a lot of
mounding and fast growing trees. Mr. Holloway said they could commit to mounding
and 2 to 3 inch around trees for the street close to North Madison Crossing. Mr.
Holloway said the mounds have to be constructed properly so as not to cause a drainage
problem: A question was asked about the maintenance fees. Mr. Dodds said probably
$1.00 per unit per month unless the homeowners have to maintain the street. Then the
fees would go higher. A motion was made by Councilman Worthen, second by
Councilman Clark to approve the rezone from Agriculture to PUD-R. Motion carried 4-
0, with one abstention, Mark Mathis.
A motion was made by Councilman Worthen, second by Councilman Clark to approve
this project to hook on the sewer per Joe Beikman's specifications. Motion carried 4-0
with one abstention, Mark Mathis.
EDC Director Helen Humes presented the CF-1's and told the Council that all were in
compliance. A motion was made by Councilman Mathis, second by Councilman Clark to
approve all CF-1's that were submitted. Motion carried unanaimously.
