Mrs. Whaley was concerned about the fact that the <br /> variance would no longer be good if the property was sold. Mr. Holloway stated it would <br /> since there was an improvement on the property and even if they were to ask for a rezone <br /> they would still have to get a variance for setbacks because they don't meet them all even <br /> with a double. Mr. Holloway also stated that he feels the building would be an <br /> improvement to the neighborhood. Mike Young asked if the board could request <br /> something other than vinyl and Mr. Holloway stated that they could make that stipulation <br /> with a variance. Mr. Currens asked if they meet the minimum lot size and Mr. Holloway <br /> stated they do not, so they may have to re-advertise and come back- Mr. Holloway <br /> provided another handout to the board with a drawing of a duplex. He stated that if the <br /> duplex was more appealing to the board, they would be willing to change their request. <br /> The plan for the duplex would provide eight parking spaces- Ann Whaley asked what a <br /> paved parking area would do to the water problem already in the area. Mr. Holloway <br /> stated that the duplex and parking combined would be very close to the same area as the <br /> previous home,however a 4-plex would obviously be more. He will formally amend his <br /> petition down from a 4-plex to a duplex. The duplex will be a single story on one side <br /> and a two-stogy on the other side. Brenda Huter of 203 Taylor Street asked for a copy of <br /> the plans for the neighbors and she was given.one. Alan Kramer suggested that the <br /> petition be tabled to the next meeting. Mr. Holloway asked that their variance of use be <br /> tabled and that their petition for development standards be allowed to be amended to <br /> include an area variance with the understanding that they will re-notify the appropriate <br /> parties by certified letter and re-advertise in the paper. Ann Whaley asked for Tim <br /> Currens to confirm that a variance was appropriate instead of a rezone and Mr. Currens <br /> stated that it would be and that it would continue into the future with any restrictions that <br /> the board.placed on it. <br /> A motion was made by Alan Kramer to table both the variance for use so that it can be <br /> changed from R-3 to R-2 and the variance for development standards to be modified to <br /> include area for lot size with all new notices being sent out. The motion was second by <br /> Mike Young and carried 4-0. <br /> A motion to adjourn the meeting was made by Mike Young and second by Ann Whaley. <br /> Motion carried 4-0. <br /> The next meeting is scheduled for July 14, 2011. <br /> Chapman <br /> "Secretary / <br />
