• <br /> BOARD OF ZONING APPEALS <br /> MINUTES <br /> JULY 14, 2011 <br /> The town Of Mooresville Board Of Zoning Appeals met on July 14, 2011 for a regular <br /> meeting at the Mooresville Government Center at 54 E. Harrison Street. <br /> Members present were members Alan Kramer, Ann Whaley and Mike Young, Chairman <br /> Neal Allman was absent; Town Attorney Tim Currens was also present. <br /> The meeting was called to order by Vice-Chairman Kramer at 6:00 p.m. at this time he <br /> asked for a motion on the minutes for the June 9, 2011 meeting,Ann Whaley motioned to <br /> accept the minutes as written the motion was seconded by Mike Young the vote was 3-0 <br /> with none opposed. <br /> The first item on the agenda was Ross Holloway for Neff Rentals returning for a variance <br /> to allow a duplex in a R-1 single residential at Taylor and Hadley Roads. Mr. Holloway <br /> said that it is a Menards ( Monroe) home with unit A being 792 square feet of living area <br /> and unit B being 1,132 square feet of living space. (the picture and floor plan will be <br /> attached) Mr. Holloway said this dwelling should improve he neighbor hood and should <br /> • not comprise the compressive plan, he also said that there will be off street parking for 8 <br /> parking spaces. (The ordinance only calls for six) with no further questions and the <br /> reading of the Findings of Facts by Mr. Kramer, a motion by Mike Young to allow a <br /> duplex in a R-1 district, Ann Whaley seconded the motion,the motion carried 3-0 with <br /> none opposed. <br /> Ross Holloway, for Neff Rentals asking for a Development Standards variance to reduce <br /> the lot area from 10,000 to 7.200 square feet; front setback from 40 to 10 feet and rear <br /> from 40 to 10 feet. The side set backs were from is 12 ft. on the Taylor Street side and 14 <br /> feet at the south side of the property. Mr. Holloway said the house would front on Hadley <br /> with a Taylor street address. Again it was established that there would be 8 parking <br /> spaces, the requirement is only 6 per the ordinance. With no question from the board or <br /> the floor Mr. Kramer read the findings of fact. At this time Mr. Kramer asked for a <br /> motion on the manner, was made by Ann Whaley to approve this variance with stripping <br /> and paving for the parking area the house will face Hadley Street and the Monroe style <br /> home being built, Mike Young seconded the motion with the vote being 3-0 with none <br /> being opposed. <br /> The last item for the board was Stephanie Stewart representing Robert and Shawn <br /> . Stewart asking for a variance from B-1 to B-2 for a Mortgage and Title Company at <br /> 6 W. High Street.Mrs. Stewart said that the Mortgage and Title Co. would only be on the <br /> first floor. <br />
