0 <br /> MOORESVILLE BOARD OF ZONING APPEALS <br /> FINDINGS OF FACT <br /> FOR VARIANCE FROM DEVELOPMENT STANDARDS <br /> Pursuant to IC 36-7-4-918.4 the Mooresville Board of Zoning Appeals having heard the <br /> variance filed by Holloway Engineering on behalf of Brooklyn Church of God requesting <br /> the following development standards (reason for request), now makes the following <br /> Finding of Fact pursuant to IC 36-7-4-9-918.4: <br /> 1. The approval will not be injurious to the public health, safety, morals, and <br /> general welfare to the community due to the following: <br /> The dwelling is existing on the proposed lot. The existing septic system is <br /> functional and there is adequate room within the proposed lot to allow for a <br /> second system. <br /> 2. The use and value of the area adjacent to the property included in the variance <br /> will not be affected in a substantially adverse manner due to the following: <br /> The proposed lot is in an area where there are existing lots of similar size. <br /> Therefore, the creation of this lot will not substantially impact adjacent <br /> property values <br /> 3. The strict application of the terms of the Zoning Ordinance will constitute an <br /> unnecessary hardship if applied to the property for which the variance is <br /> sought,namely: <br /> The creation of the lot of 2 acres would have an adverse impact on the land <br /> available for future church activities. There is no readily available land <br /> adjacent to the church property to allow for church expansion. <br /> Stipulations to run with variance: <br />
