TOWN OF MOORESVILLE PLAN COMMISSION <br /> MINUTES <br /> THURSDAY, JULY 27, 2006, 6:00 P. M. <br /> The Mooresville Plan Commission met in regular session on Thursday, July 27, 2006, at <br /> 6:30 P. M. at the Mooresville Town Hall. <br /> Plan Commission members present: Chairman Mike Young, John Ehrhart, Charles <br /> McGuire, James Logan, Troy Bryant, Charles Berwick, Darrell Brown, and James <br /> Corbin. Robert Williamson was absent. Town attorney Tim Currens was present. <br /> First on the agenda, David McPhee living on Bethel Road requesting a two lot minor plat. <br /> The Plan Commission could not tell from the drawing where the parent parcel was <br /> located,the width to depth ratio, and location of the pond. Due to the fact not all items <br /> and information was in the file a motion was made by Commissioner Ehrhart with a <br /> second by Commissioner Logan to grant a request for continuance. Motion carried 8-0. <br /> Next, Ross Holloway, Holloway Engineering brought a request for rezone from <br /> Agriculture to R1 PUD for Mahoney Homes on the Jessup Farm located on Hadley Road. <br /> The project is called Eagle Crossing. Density is 2.2 lots per acre with five acres of water <br /> in two locations, a park with ten parking spaces, and a playground. The property consists <br /> of 90.2 acres east of Grandview with covenants and restrictions and will be annexed to <br /> Town of Mooresville. The property will be developed in eight stages. Minimum lot size <br /> is 12,000 square feet up to a maximum of 15,000 square feet and up. Minimum lot width <br /> is 80 feet and maximum lot width 80-85 feet. The exterior of home 80% masonry on first <br /> floor,the balance cement board, wood, wood grain vinyl or crane board. The roof pitch <br /> will be 8/12 or higher. If the home is two stories, the minimum for first level is 1400 <br /> square feet. The homes will be on a crawl space or basement with two car garages and an <br /> 18 foot wide driveway. A limestone block for the address will be required with three <br /> inch high numbers. There will be dedicated left and right turn lanes into the addition <br /> with a total of four lanes. Entrance will have 50 feet of buffering with an island 30 feet <br /> wide landscaped and an entrance sign. A homeowners association will be established <br /> with maybe an initial assessment of$150, but they do not know yet. <br /> Commissioner McGuire stated that last month they had talked about 90 foot wide lots. <br /> Mr. Holloway said there were 70, 80, and 90 foot wide lots. There was a 2 to 1 width to <br /> depth ratio. Some garages could be three car but no larger than three. <br /> Commissioner Ehrhart noted Pioneer Country Estates has 90 and 100 foot wide lots but <br /> they were not as deep as these lots. Mr. Holloway said infrastructure costs are so great <br /> and at the same time they were trying not to have vinyl villages. Some driveways could <br /> go in off the side home and the price per house is to be between $200,000 and $300,000. <br />
