S
TOWN OF MOORESVILLE PLAN COMMISSION
MINUTES
THURSDAY MAY 24, 2007
The Mooresville Plan Commission met in regular session May 24, 2007 at the
Mooresville Government Center, 4 East Harrison Street at 6:00 p.m.
Plan Commission members present were Chairman Mike Young, John Ehrhart, Charles
Berwick, Charles McGuire and James Logan. Members absent were Darrell Brown and
Robert Williamson. Town Attorney Tim Currens was also absent.
Chairman Young asked for corrections or changes on the April 26, 2007 meeting. With
no changes the minutes were accepted with a vote of 5-0.
The first item on the agenda was Ross Holloway for Darryl Swinney asking for a
continuance on the North Madison project for the June meeting. Commissioner McGuire
moved to accept the request with Commissioner Ehrhart seconded, the motion carried 5-
0.
• Ross Holloway brought the Long Meadow project before the Commission asking for an
amendment to the approved PUD. Both lots 8 and 10 were to be sold to property owners
that joined these two lots. Both of these deals went by the way side. The changes are,
Lot 9 is now 2.476 it was 2 acres, lot 8 is the lot with the lake, it now has frontage on
Long Meadow Lane, and it is an 8 acre lot. Lot 10 has been increased to 3.9 acres. The
locations for the septic easements have been added as well. A utility easement has been
added to the end of the cul-de-sac to make better access to lot 5. There are no changes to
any other lots or the streets. There are some changes to the Covenants and Restrictions,
lot 10 is exempt from the buildings size but is not less than 1,900 square feet, all others
are 2,400. Lot 9 will now be allowed an out building it can not exceed 900 square feet, it
still will be 50 ft from property lines and 50 ft from the dwelling. Commissioner McGuire
asked if lot 10 would access off of State Road 42, Mr. Holloway said that yes it would
enter off of State Road 42. After asking for comments from the audience John Littlejohn
of 1053 East Jessup Way had objections to the change that allows an out building on lot
9. Mr. Littlejohn also objected to the exterior not being all brick, he feels these homes
will not be as upscale as Jessup Place. Jan Thomas, a property owner that borders the
Long Meadow project came to say that she is in favor of Long Meadow, she said that she
feels that the out buildings are good, to be able to put lawn equipment and other extra
vehicles out of sight. Ms. Thomas also said she had seen several vehicles and trailers
setting out at Jessup Place, Greg Skinner of 1068 E Jessup Way spoke that he had not
seen many vehicles setting out. Mr. Littlejohn said that with proper planning the storage
problems could be solved. Mr. Holloway also showed a picture of the property in
question showing how it borders Mr. Littlejohns property, Mr. Holloway said that it
would be at least 200 feet from his property line.
