The use and value of the area <br /> <br />relationship to other <br /> <br />adjacent to the property <br /> <br /> included in the variance would not be effected in a <br /> substantially adverse manner due to the type of use, the <br /> consistency with other uses in the area, and the size of the <br /> structure. <br /> <br /> 3. The need for the variance arises from a condition <br /> peculiar to the property, namely, its prior use as two family <br /> residential and the size of the structure. <br /> <br /> 4. The strict application of the terms of the zoning <br /> ordinance would constitute an unnecessary hardship if applied <br /> to this property based upon the size of the structure. <br /> <br /> 5. The approval does not interfere substantially with the <br /> comprehensive plan of the Town of Mooresville based upon the <br /> type of use. <br /> <br /> A motion was then made by Vernon Kimmel to approve the <br />variance from the use.
