determinations within the ordinance in making this classification. <br />It was emphasized that the location of any proposed business is <br />not an issue but merely a proper classification of this type of <br />use, as it would fit into the Master Land Use Plan. The board <br />reviewed the ordinance, definitions and discussed the uses as <br />classified under automotive service, truck freight terminal, <br />definitions for general business, local business and industrial, <br />definitions for garage and truck repair, and truck service center. <br />After a discussion, the board made the following findings of fact <br />as to conditions existing: <br /> <br /> 1. That the use and its operations are compatible with the <br />uses permitted in the district wherein it is proposed to be used <br />and located. <br /> <br /> 2. That the subject use is similar to one or more uses <br />permitted in the district within which it is proposed to be <br />located, including automobile service station, truck repair by <br />special exception, and allowable in industrial, as well as truck <br />service center, truck freight terminal, which is allowable in <br />general business and industrial, parking garage and parking lot, <br />which are allowable in general business and by special exception <br />in industrial. <br /> <br /> 3. That the subject use will not cause substantial injury to <br />the values of the property in the neighborhood or district within <br />which it is proposed, since it is located adjoining a four-lane <br />highway and in an area where other similar uses are present. <br /> <br /> 4. That the subject use will be so designated, located and <br />operated in a manner that the public health, safety and general <br /> <br />-3- <br /> <br /> <br />
