FINDINGS OF FACT
Mooresville Board of Zoning Appeals
Re: Variance Request of Stephen A. Edwards,
Cheryl L. Edwards and Dorothea J. Edwards,
292 W. Harrison Street, Mooresville, IN 46158

This matter came before the Mooresville Board of Zoning Appeals on
Wednesday, February 19, 1986, at the regularly scheduled meeting date and time.
The petition requested a variance from the zoning ordinance, in particular, to
extend the building with a portion of a second principal building on Lot #12.
The Mooresville Board of Zoning Appeals, having heard evidence on the

above captioned petition now makes the following findings of fact pursuant to
Indiana Code 36-7-4-918.5:

1. That the approval will not be injurious to the public health, safety,
morals and general welfare of the community due to the location of the existing
structures and proposed structures on the respective Lots #11 and #12, and in
the adjoining property.

2. That the use and value of the area adjacent to the property included

in the variance will not be affected in a substantially adverse manner due to
the other businesses in the area and the fact that this is currently general
business and the property affected is owned by one of the petitioners. Further,
thatthis land would be sold as a unit according to the petitioners.

3. That the strict application of the terms of the zoning ordinance will
result in practical difficulties in the use of the property due to the property
already existing so close to the respective property lines and with the general
business zoning classification any other use of the property would not be practical.

, Chairman

Dated:

· Secretary
