3. Reducing minimum sideyards of Lots 1 and 16 to 10 feet <br />in order to be able to construct a residential residence <br />having a minimum 48 foot width. <br />The Edwards and Barrys were present along with counsel David Lawson. Mr. Lawson <br />proceeded with a presentation of the request including Exhibit "A" a consent form <br />to the variance signed by Ed and Daisy Hunt the owners of the one constructed <br />home in the subdivision. Mr. Lawson pointed out that the petitioners felt the <br />subdivision could be better developed by the granting of this variance, and that <br />although three requests were made any one or more of them could be passed. <br />Exhibit "2" was then introduced showing a picture of several subdivisions and <br />areas of the towns without sidewalks and Attorney Lawson advised that the current <br />subdivision could be made more attact%ve with this deletion. Likewise the plat <br />was shown along with the setbacks and need for the variation to allow additional <br />building space in the ~rea. Other setbacks in the surrounding towns and counties <br />were also presented to show that there request would not be unreasonable. <br /> <br /> The Board then opened up the floor to questions by remonstrators. Mr. <br />John Sheridan and his wife Christine were present, they reside at 177 East <br /> <br />County Line Road. Mr. Sheridan stated that they had no objection to the proposal <br />but wanted to review what was being done and also had a suggestion regarding the <br />facing of the homes on Lots i and 16 to face County Line Road. Attorney Lawson <br />also entered an exhibit showing the right-of-way of Hendricks County on County <br />Line Road and its affect on the setbacks. The Boards Attorney advised that <br />the discussion regarding Lots 1 and 16 was not before the Board at this time <br />but the Sheridans should feel free to take this up with petitioners and for <br />both sides to consider this. The Board then proceeded to discuss the variance <br />and then entered into the following findings of fact from development standards. <br /> <br /> I.
