That approval would not be injurious to the public health, <br /> safety, morals and general welfare of the community the same <br /> having no affect whatsoever. <br /> <br /> 2. That the use and value of the area adjacent to the property <br /> included in the variance would not be affected in a substantially <br /> adverse manner. <br /> <br /> 3. That strict application of the terms of the zoning ordinance <br /> would result in practical difficulties in the use of the property <br /> in that the restrictions on location of the home on the Lot would <br /> be substantially affected in an adverse manner. <br /> <br /> II. The Board proceeded to make the following findings as to the <br />deletion of the sidewalk requirements within the subdivision as follows: <br /> <br /> 1. That the approval would not be injurious to the public health, <br /> safety, morals and general welfare of the community in that many <br /> similar areas of the community do not have sidewalks and do not <br /> present safety problems. <br /> <br /> 2. That the use and value ot the area adjacent to the property <br /> included in the variance will not be affected in a substantially <br /> adverse manner in that value should not be affected in any way. <br /> <br /> 3. That the strict application of the terms of the zoning ordinance <br /> will result in practical difficulties in the use of the property <br /> due to the limited amount of property available to build upon and <br /> locate the homes. <br /> <br /> III. The following findings of fact regarding the reducing of minimum <br />sideyards of Lots 1 and 16 to 10 feet in order to be able to construct a <br />residential residence having a minimum of 48 foot width: <br /> <br />-13- <br /> <br /> <br />
