Arthur Sapinski — Mr. Sapinski questioned the placement of signs around town, specifically near <br />Alexander Insurance and was curious as to how that would be handled. <br />Southbridge Crossing: Commissioner Boyd explained that Southbridge Crossing was originally <br />purchased to redevelop and to bring Ivy Tech to Town. As of last month, it is fully occupied. To that <br />extent, the Commission wishes to work in 2018 to sell Southbridge Crossing to the private sector. The <br />RDC would like to issue an Request For Qualifications (RFQ) to brokerage firms who could represent the <br />RDC in the sale of the property. <br />CB Richard Ellis (CBRE) had been providing property management services over the last several years <br />and affective January 15, the RDC has ended that contract. Commissioner Boyd recommended the RDC <br />move forward with Manns Consulting who will provide property management services at half the price. <br />Property management fees are included in Common Area Maintenance (CAM) charges, so they are <br />passed onto the tenants. Commissioner Boyd made the motion to approve the contract with Manns <br />Consulting to provide property management services for Southbridge Crossing for $1,000 a month <br />effective January 16, 2018. Commissioner Stultz seconded the motion, which carried 4-0. <br />Gateway Project Update: <br />North Gateway: Per Manns, the north gateway spotlight is set to ship February 2. <br />Bicentennial Park: Manns shared that the Mooresville Parks Department will be providing event <br />planning services for Bicentennial Park. <br />Manns shared that a majority of the punch list had been completed excluding landscaping which will <br />happen in the spring. The lighting around the flames are being completely replaced at the cost of the <br />manufacturer and the ship date for those is January 18, 2018. Manns also noted that in the docket, a <br />claim for partial retainage is included. <br />Additionally, Manns presented Change Order 3 in the amount of $5,481.00. An access door was <br />requested per the Parks Department in the amount of $1,994.00. Additionally, when the park and <br />streetscape was separated, REA did not include the brick blending of the two projects $3,487.00. <br />Commissioner Stultz made the motion to approve Change Order 3. The motion was seconded by <br />Commissioner Beikman and carried 4-0. <br />Old Business: Manns stated there is an invoice from IPL in the docket for $5,689.75 for the removal of <br />the wooden pole on South Indiana. They will not complete the work until they are paid. Separate from <br />that amount, at the December meeting, a quote from Meade Electric was provided for $2,250 to add a <br />utility rise to existing INDOT strain pole. $600 of that was for a bond. Upon further review, INDOT <br />stated that the bond needed to in the Town's name and the Town's insurance carrier could issue one for <br />$100. Therefore, we saved $500. <br />After the last meeting, Manns reached out to Mindy at the Chamber to see if any chamber member <br />could provide street banners locally. Paul Uhls of BNC Supply was cheaper than the previously approved <br />quote. There is an invoice in the docket for $5,880 which is half of the cost of the new banners. <br />
