the commission to understand, as part of the PUD there are three out lots in the southwest corner <br />that are Crafton residential out lots. The Crafton family is retaining those lots and will be <br />building single -family homes on them. They were originally going to do a minor plat, but since <br />they were doing the PUD, they will incorporate them in the PUD. Then they will come in with a <br />secondary plat just for those three lots later. Of those three lots, lots one and two will have <br />access to Hadley Road and lots two and three will be accessed from the Boulevard that will be <br />constructed. The house on lot one already has a drive that comes out on Hadley Road. The 62.8 <br />acres of the development do not include the approximate 10 acres for the three lots. The Villages <br />at Eastmoore total project will consist of approximately 72 to 73 acres. The total common area <br />in parks of 8.7 acres, that is divided between the lake area, landscape sign and buffer areas on the <br />north and south and the round about circle park area. Then there are a couple of other little parks <br />up in the Cambridge Village area. There are also two business lots which joins to what Mr. <br />Hopkins has zones commercial lots, these lots will be approximately two acres. The total <br />density of the 62.8 acres, excluding the Crafton's ten acres, comes out to 2.3 lots per acre. This <br />is pretty low density, right on par with what would be about 15,000 to 16,000 square foot lot if <br />you were to plat the entire thing. The current zoning is agriculture, proposed zoning is E, <br />which is mixed use, and that is because they have business lots up in the northwest corner. They <br />will propose annexation to the Town of Mooresville and they will be requesting voluntary <br />annexation. There are two distinct types of development that would make up the villages. The <br />first one is the Village of Princeton on the west side, the actual name may change, but the <br />requirements for development standards will not, there will still be two distinct villages. For the <br />time being the Village of Princeton will be on the west and south side of the development and the <br />Cambridge Villages are on the east side. This was done, because Crafton Meadows and <br />Ka rington Estates already border on the east side and made it no sense to put the larger lots and <br />bigger homes next to the existing development. The lots in Princeton are typically 90'X150', <br />you might see some that are 85'X145' or some that are 100'X150', but typically they are 13,500 <br />sq. ft. The minimum living area is 1800 sq. ft. for one story and 2400 sq. ft. for two story <br />homes. They will all have attached garages, that will be in the rear of the and will be access by a <br />drive that runs along the side of the house, there will be no garages facing the street. The houses <br />are traditional ranch or colonial style, that is the reason for the wide lots. The Cambridge <br />Villages, which is the east portion, will more or less next to Crafton and Karrington, there will be <br />77 lots. The lots are typically 64'X120', the minimum living area will be 1400 sq. ft. for one <br />story and 1800 sq. ft. for two story homes. There will be three car-attached garage at the rear of <br />the house, which will be accessed alleys at the rear of the homes. The homes will be of the <br />village cottage style and each home must have a freestanding yard light at the rear. The <br />following standards will apply to entire development, both Princeton and Cambridge. The <br />exteriors will be brick, stone, wood or hardiplank or a combination of these materials and all <br />homes will be on a crawl space or basement, not concrete slabs. All homes will have a concrete <br />drive, a roof pitch of 8/12 or greater and must be landscaped with trees and shrubs from species <br />of plants approved by the developer. The following standards will apply to the entire community <br />of Eastmoore. All owners except Crafton out lots will be members on the Village Homeowners <br />Association which will be responsible for the maintenance of the common areas and common <br />infrastructure including, but no limited to entrance signs, landscaping, lake, parks, streetlights <br />and alleys. The alleys will not be dedicated and they are not asking for the town to do any <br />maintenance on the alleys.
