coming out of that development. She asked if the old house was coming down and Mr. <br />Holloway answered just the old house, the other one was staying. She asked if they felt if most <br />of the traffic would go out on Bridge Street, and he said there would be no reason for them to <br />come out on Hadley Road, because most of the businesses are on Bridge Street. <br />Margaret McGovern, Indiana Real Estate Group, representing the Crafton family, of the <br />commercial lots that would be restricted to possible uses, asked if the developers could sell <br />commercial lots to another developer who will build whatever the structure is. Mr. Holloway <br />said that could be, but the restrictions are whoever builds them would have to be compatible with <br />the developers. She asked if the lots were sold to someone else, how would those restrictions be <br />transferred? Mr. Holloway said they would be platted lots within this development and the <br />covenants and restrictions that go along with this development would go along with these lots. <br />Mrs. Lasiter asked what if everybody wants the same style of house and Mr. Young said the <br />developer would not let that happen, because that would stifle the future sale of his homes. Mr. <br />Holloway said their intension was to have a mix of homes, they don't want them to all look alike. <br />Mr. Young asked if they would ask for an extension and come back next month with the things <br />in writing that the board is looking at to be voted on? Mr. Holloway asked Ms. McGovern if an <br />extension was needed and she said there would have to be an extension. Mr. Young said that <br />one of the things this board is looking at is not approving something the first time it comes <br />before them. Commissioner Ehrhart said he would like to go to Carmel and look at that <br />development. Mr. Beikman stated that they were voting on a rezone and not the plat, Mr. Young <br />said they would like all the things answered before they vote on the rezone. Mr. Bryant said he <br />would rather wait. <br />Commissioner McGuire asked about sidewalks on Bridge Street and Mr. Holloway said there <br />would be sidewalks on their side. <br />Commissioner Bryant stated the trees in Roberson Woods, spacing of the trees were fifteen feet <br />apart and that was too close. He would like to have one per lot in this development. <br />Mr. Holloway stated they were willing to come back and the would have three landscaping <br />plans, one for a typical lot, one for the entrance with the sign drawn in and then a typical median <br />section. <br />Mr. Young said at the next meeting they would like to have the landscaping plans, covenants and <br />restrictions, the issue with Postal department cleared up, and in the covenants the percentage of <br />homes to be occupied before the homeowners association would be in place. <br />Motion was made to continue the petition for Hopkins and Crafton until December 11, 2003 <br />following the Board of Zoning Appeals, by Commissioner Ehrhart, second by Commissioner <br />Crouch.
