<br />'- approximately 120 foot road frontage and there have been <br />septic tests run on 38 of the 44 proposed lots. <br /> <br />Ms. Paula Ingle asked the definition of RIA. Ms. Ingle <br />was told RIA designates all lots must be at least 16,000 <br />square feet and the minimum house size is 1600 square feet. <br />Ms. Ingle also voiced concern about the septics in this area. <br /> <br />Attorney Tim Currens answered numerous questions <br />regarding the definition of the buffer zone. <br /> <br />Motion was made by Bill Abbott, second by Charles <br />McGuire to recommend to the Mooresville Town Council that the <br />parcel of land owned by Frank H. Lowry Limited Liability <br />located on Keller Hill Road being part of the E/2 of the SE/4 <br />of Section 33, T14N R1E containing 53.748 acres, more or less <br />be rezoned from AG to RIA. Motion carried unanimously. <br /> <br />Mr. Ross Holloway presented the petition on behalf of <br />Frank H. Lowry approval of a 44 lot subdivision on the parcel <br />of land which the Plan Commission previously recommended <br />for rezone from AG to RIA located on Keller Hill Road being <br />part of the E/2 of the SE/4 of Section 33, T14N RlE <br />containing 53.748 acres, more or less. <br /> <br />Mr. Holloway presented a letter from lIill Water stating <br />~ that Hill Water will service this subdivision. The covenants <br />and restrictions were presented to the Commission. The third <br />restriction will be amended to reflect the RIA zoning. <br />Mr. Holloway submitted 35 site evaluations assuring that the <br />lots of this proposed subdivision are adequate for septic <br />systems. <br /> <br />Ms. Paula Ingle inquired about the cost of a lot and <br />house in this proposed subdivision and was told the lots will <br />cost $28,000.00 a piece and the housing will start at <br />$100,000.00. <br /> <br />Ms. Jackie Gabbard stated she fears if this subdivision <br />is approved this area will no longer be rural. <br /> <br />Ms. Loretta Byers voiced her concern about pollution <br />which will be generated by this subdivision. <br /> <br />Mr. Holloway stated that due to the road frontage of <br />each lot the developer would like to have a waiver from <br />sidewalks. Lots 19, 27, 28, 29, 30 and 31 do not meet the <br />width to depth ratio and the developer requests a waiver on <br />these lots. <br /> <br />6 <br />
