'--'

-----

Mr. Richard Wood appeared before the Mooresville Plan
Commission representing Ms. Virginia Butler with a request
to rezone 75 acres located between old State Road 67 and new

State Road 67 north of Country Manor Estates from AG to B-3.

Mr. Wood stated that the family has no specific plans for

development of this property at this time, they are only

trying to improve the property's marketability.

Mr. Delbert Conrad, 127 Merriman Road asked what could

locate in B-3 classification. The Commission President read

a list of what is acceptable in B-3 classification.

Ms. Debbie Hilbert of the Brookmore addition inquired

into the possibility of this zoning change enabling sanitary

sewers to be run to the Brookmore addition. Mr. Wood stated

that this could be the best chance for sanitary sewers to be

installed in this area.

Ms. Hilbert also voiced her concern about traffic in

this area due to this zoning change.

Mr. Delbert Conrad, 127 Merriman Road questioned the

effect of this zoning change on his property value.

Bill Abbott stated that it is his opinion that the

State Road 67 south corridor had been designed to be zoned

B-3 or 1-1 in the Town of Mooresville Comprehensive Plan.

Motion was made by Bill Abbott, second by Joel Beebe to

recommend to the Mooresville Town Council the approval of the

proposed rezoning of the 75 acre tract of land owned by

4
