<br />'- <br /> <br />~ <br /> <br />~- <br /> <br />the Plan Commission to find out the definition between an "R-1A" <br /> <br /> <br />classification and an "R-1D" classification. <br /> <br /> <br />Chairman Joel Beebe explained to Mr. Sells that "R-1A" zoning <br /> <br /> <br />required a minimum lot size of 16,000 square feet, and "R-1D" <br /> <br /> <br />zoning required a minimum lot size of 10,000 square feet. <br /> <br /> <br />Plan Commission Attorney Tim Currens asked Mr. Caperton <br /> <br /> <br />if there were going to be restrictive covenants on the minimum <br /> <br /> <br />size of the houses. <br /> <br /> <br />Mr. Caperton explained that the minimum square footage would <br /> <br /> <br />be 1,600 square feet on a ranch, and 2,000 square feet on a two <br /> <br /> <br />story home. <br /> <br /> <br />Mr. Sells asked Mr. Caperton if the houses would be all brick <br /> <br />or a mix of brick, wood or vinyl siding. <br /> Mr. Caperton replied that the houses would be 70% brick, and <br />30% this could "be - altered 50% brick wood <br /> wood but to and 50% <br /> <br />if the house was attractive enough to be in this area. <br /> <br /> <br />Motion was made by Member Bill Abbott to accept the request <br /> <br /> <br />of Caperton to rezone the 35 acres from "A" to "R-1D", A second <br /> <br /> <br />was made by Greg Bergesen. Motion passed 6 - 2, with McGuire and <br /> <br /> <br />Welker opposing. <br /> <br /> <br />Caperton Developers also brought a request to the Plan Com- <br /> <br /> <br />mission for plat approval on 26,88 acres, Knightsbridge. <br /> <br /> <br />Motion was made by Steve Edwards to accept the request wit~ <br /> <br /> <br />the understanding that some lots required variances, final approval <br /> <br /> <br />of the Fire Department, a letter from the Water Company and an <br /> <br /> <br />Escrow Agreement. A second was made by Mr. Bill Abbott. <br /> <br /> <br />Motion passed 8 - O. <br /> <br />4 <br />
