<br />- <br /> <br />would provide some natural buffering betweeen the residential and <br />the business and industrial uses. <br /> <br />Zoning District Descriptions <br /> <br />Floodplain <br /> <br />... <br /> <br />This district, FP, is designed to be located in all areas which <br />are defined as being within the floodplain and identified in the <br />Town Ordinance No. 18-1979, and all amendments thereto, as <br />floodplain. In general, it should consist of those areas <br />adjoining streams of other natural drainage channels or areas <br />which are low-lying, difficult to drain and subject to flooding. <br />However, any ground listed as a floodplain area which is filled to <br />a level above the one hundred year flood elevation shall no longer <br />be considered in the floodplain district, <br /> <br />Because of flood hazards, a floodplain is unsuitable for most <br />kinds of development. Land uses that should be encouraged in this <br />district include agriculture, parks and other outdoor recreation <br />uses. <br /> <br />'--- <br /> <br />Agriculture <br /> <br />The AG district is designed to recognize the existence of <br />agriculture as the dominant use, with ancillary residential use. <br />Agricultural districts should be located in areas which are more <br />suitable to support agricultural uses than other uses. This <br />includes land in the buffer zone that is not located on a major <br />thoroughfare or rail line. <br /> <br />Residential <br /> <br />The R1, R2, and R3 districts are designated to be located in areas <br />where residential uses should predominate. Three districts have <br />been designated to allow for a variety of housing types and to <br />provide control over varying densities of residential development. <br />Each district should consist of a sufficient number of dwelling <br />units to maintain a cohesive neighborhood character to facilitate <br />the extension of town services or utilities to serve the <br />district. <br /> <br />R1 is the least dense residential district, designated for areas <br />with single family dwelling units. This district is especially <br />appropriate for areas with unique topographical qualities. such as <br />hills or bodies of water, that are residential amenities but are <br />obstacles to other types of development. <br /> <br />H2 is the district designated for two family dwelling units. It <br />is established to promote an economical housing alternative to <br />apartment dwelling.
