<br />- <br /> <br />adequate utilities and services are available. <br /> <br />The R3 district is for the most densely developed multifamily <br />residential units of three or more dwelling units. This district <br />should be located in areas which can support high density <br />residential development due to higher capacity streets, adjacency <br />to more intense land uses and availability of adequate utilities <br />and services. . <br /> <br />Business <br /> <br />Three business districts, B1, B2, and B3, have been established to <br />provide adequate areas for the variety of business and commercial <br />land users that will be needed to serve present and future <br />residents of the jurisdictional area. Business districts should <br />be located in areas with high visibility and convenient access for <br />customers and with adequate utilities and services. . <br /> <br />B1, the professional business district, is designed for areas <br />where professional offices should be maintained without opening <br />the area to more intensive business uses which would not be <br />compatible with adjacent residential land uses. <br /> <br />'- <br /> <br />The local business district, B2, is designed to be located in <br />areas adjoining residential neighborhoods to accommodate the <br />primary needs of the local residents. This district should make <br />necessary and convenient facilities and services readily available <br />to consumers in limited areas. This district can be residential, <br />business and industrial land uses. <br /> <br />B3, the general business district, permits most other types of <br />business and higher volume retail sales uses not permitted in Bl <br />or B2 districts. General business districts are especially <br />appropriate for areas with high visibility, good access and <br />adequate parking and where utilities and town services are <br />available. They should not be located adjacent to low density <br />residential districts. <br /> <br />Industrial <br />Four industrial districts, 11, 12, 13, and 14, have been <br />established to promote orderly industrial developmenD in the <br />jurisdictional area. These are the most intensive land uses and <br />should be located away from residential, professional business and <br />local business districts. Industrial districts are most <br />appropriate for areas with excellent utilities, drainage and <br />access for a high volume of heavy vehicles. <br /> <br />Canprehensive Plan 33 <br /> <br />'--' <br />
