<br />I <br /> <br />'--- <br /> <br />'--' <br /> <br />would be an increase in revenues regarding taxes and utilities it would also <br /> <br /> <br />cost to expand in these areas to accommodate which he felt would be a disadvantage. <br /> <br /> <br />Hugh Coffey, 1769 Rooker Road, said he was concerned about the immediated <br /> <br /> <br />effect on property value and are we ready to extend this to another developer <br /> <br /> <br />who might want to develope adjoining acreage. He expressed his hope that <br /> <br />this would be tabled until some of the zoning could be changed. <br /> <br /> <br />Steve Edwards said that as far as the Comprehensive Plan is concerned tonight <br /> <br /> <br />these requests would have to be acted on at this meeting. However, the <br /> <br />Ordinance could be reviewed and they would have the public hearings necessary <br /> <br /> <br />to make changes in the future. <br /> <br /> <br />Tim Currens went on to clarify that the Ordinance sets minimum standards in <br /> <br /> <br />each classification and we do not have the right as a commission to go in and <br /> <br /> <br />change. However, the Comprehensive Plan and the Ordinance need to be reviewed <br /> <br /> <br />periodically as Mooresville is changing. The Buffer Zone is an area which the <br /> <br /> <br />Town has control in zoning so when it is annexed into town you will have looked <br /> <br /> <br />ahead. <br /> <br /> <br />Bill Abbott polled the Commission and all members were in agreement to look <br /> <br /> <br />at making changes and updating. Steve Edwards then requested that representatives <br /> <br /> <br />from the areas present tonight be present at this meeting to give their input. <br /> <br /> Tim Currens said this is a long process and once this Commission gets something <br />in writing, it then must be approved by the Town Council. <br /> Norm Taylor then asked who could request a rezone and Tim Currens replied an <br /> <br />owner or potential owner. <br /> <br />Moxine Hodges, 11 Carol Lane said she thought lots had to be 1 acred or <br /> <br /> <br />5 acres. Ralph Foley said that rural subdivisions contain lots smaller than <br /> <br /> <br />5 acres and the size is determined by may items. He went on to say that they <br /> <br /> <br />have tried to work with the community by dropping their request for an R2 <br /> <br /> <br />zoning and now asking for an RI. <br /> <br />Signe Nicholson questioned why they didn't just ask for a rezone on 13 acres <br /> <br /> <br />that they plan to develope instead of the 80 acres. Ralph Foley repled that <br /> <br /> <br />they did not want to purchase all 80 acres if they could not get zoning in the <br /> <br /> <br />future and the purchase of the land was contingent on receiving the rezone. <br /> <br /> <br />Bill Abbott sated that he feels we have made a public statement and have made <br /> <br /> <br />a commitment to rezone to RI. Steve Edwards read from the Comprehensive Plan <br /> <br /> <br />that this area was suitable for residential. <br /> <br />- 3 - <br />
