,

í
f
i
i
~ --.
I
l
I
,
,
¡

'--'

Mr. Robinson pointed out this area.

He also questioned page 3l of the

Comprehensive Plan stating certain areas as flood plain and asked

whether or not there were limits in the plan as to development in the

plan and filling in the flood plain.

Signe Nicholson advised that the

Department of Natural Resources controls filling in the flood plain.

There were also comments about filling in this area at your own risk

and then not being able to rezone the property.

Steve Edwards had

mentioned this at the last Plan Commission meeting.

Bill Abbott also questioned whether or not once the ordinance

zoning map is passed does the map become the actual use classification

for the town.

The board's attorney advised that this would be the case.

Dwayne Gaddis then addressed the hearing and pointed out his

residence off of Park Drive.

He questioned whether the land in the

flood plain could be rezoned and used after it was filled.

He was

advised that this could be done.

He also stated that on the Comprehensive

Plan map his house was zoned I-Industrñál and should be residential.

He advised that his house rested on 5.5 acres and adjoined an industrially

zoned area.

Signe Nicholson advised him that his land would come in

as it had previously been zoned.

She also advised him that the map

he was looking at on the overhead viewer was the proposed Comprehensive

land use and showed merely the intent for future development. Mr.

Gaddis questioned whether or not there would be another meeting after

this one to see what changes are made.

Signe Nicholson advised that this

was dependent upon whether or not the Plan Commission made changes,

certified the Comprehensive Plan to the Town Councilor continued the

public hearing on to another day àl1 of which would be decided at the

end of the meeting.

-3-
