'-

zoning would be offensive to future land use. In particular, he

felt that industrial zoning would be detrimental to the appearance

of this entryway into the town and also effect property values

adjoining it. He also stated that the additional 8 acres rezoned

could be a use far more offensive than what the Halls had proposed

and in the event the Halls sell the land the industrial use would

continue. Mr. Adams pointed out other trucking businesses in the

area and their effect on the adjoining landowners. Chairman

Kimmel then read letters from two adjoining land owners, Everett

Rawlings and Mildred Rawlings who opposed the rezoning due to the

effect it would have on their property value.

The Board then proceeded to a discussion with William Abbott

stating that this area is ripe for industrial zoning, but it would

be nice to evaluate this after some additional study rather than

making a commitment like this in the area at this meeting. He

also stated that he felt the Board Of Zoning Appeals needed to

make a classification determination of this land use. Steve

Edwards seconded that. Joel Beebe had some questions along these

same lines, in particular that although the I-Industrial use would

cover what the Halls wanted he felt that the clarification by the

Board of Zoning Appeals needed to be made.

Don Adams interjected that it would seem more reasonable to

allow the surrounding 160 acres to be developed and set the tone

for the area rather than allowing 16 acres to do so. Marilyn

Fisher, of Charmil Estates, felt that her property value was

threatened by I-Industrial zoning in this area. Elaine Kissell of

Charmil Estates stated the same along with Phyllis Wampler.

-3-
