<br />Signe Nicholson then stated that she felt the Board needed to <br />stay with the master plan and that this was not a compatible land <br />use. Tilford Bailey stated that he felt this was not an ideal <br />area for Industrial Park type of zoning due to poor access and no <br />sewer availability. Steve Edwards stated that property values <br />could be hurt by the industrial zoning and felt that General <br />Business would be better in this area. A motion was then made by <br />Signe Nicholson to deny the rezoning from Local Business to I- <br />Industrial, this was seconded by Steve Edwards. The motion passed <br />unanimously to recommend to the Town Board that the rezoning be <br />denied. <br />The Board then proceeded to a discussion as to whether or not <br />they needed to have a clarification of this use by the Board of <br />Zoning Appeals. A motion was made by William Abbott to request <br />the Board of Zoning Appeals to determine what classification a <br />truck dispatch center and repair center of its own vehicles would <br />fall within the zoning ordinance under use classification. This <br />was seconded by Steve Edwards and unanimously carried. <br />The next item to come before the Board was the special excep- <br />tion request of Leonard Deckard for a used car sales lot on the <br />property located in front of the Mooresville Bandag Tire Company <br />consisting of 154 feet by 577 feet. The petitioner was present by <br />Monty McDaniels his son-in-law who was acting under a power of <br />attorney and Ros Stovall their attorney. Mr. Stovall pointed out <br />other similar uses in the area. The Board's attorney advised that <br />the determination that the Plan Commission was to make consisted <br />of the effect the proposed use would have on the master land use <br /> <br />-4- <br />
