<br />.- <br /> <br />determined that the maximum grade allowed under the ordinance was eight <br /> <br />percent but that the plat as submitted allowed for a maximum of 8.9%. <br /> <br />The board further advised that a variance would have to be obtained to <br /> <br />allow for the 8.9% grade or to redesign the streets to conform with the <br /> <br />8.0% grade allowed by the ordinance. The board further advised that a <br /> <br />variance or a redesign was needed dealing with the lot width to depth <br /> <br />ratio as established by the ordinance. <br /> <br />The board found no other shortcomings of the preliminary plat and <br /> <br />Bill Abbott moved to accept the preliminary plat for filing with the <br /> <br />exception that the noted problems are corrected before the final plat <br /> <br />approval. The motion was seconded by Steve Edwards and unanimously carried. <br /> <br />The board allowed questions from the floor concerning the proposed <br /> <br />subdivision. Diana Atkinson indicated that there was a natural pond overflow <br /> <br />from their property into the area where the developers intend to put a road. <br /> <br />They advised that presently there was a ravine there to accept that overflow. <br /> <br />She questioned whether the developers had a responsibility to maintain that <br /> <br />drainage. <br /> <br />Bill Abbott advised that before the road could be dedicated they must <br /> <br />convince the board that all drainage problems were properly taken care in <br /> <br />the design. The engineer must certify this. <br /> <br />It was also indicated that the proposed road off of State Road 267 <br /> <br />would increase traffic flow and would increase the number of accidents <br /> <br />in the area. The board advised that the developer needed state highway <br /> <br />approval before any access could be obtained to the subdivision. <br /> <br />The board moved on to the next item on the agenda which was the proposed <br /> <br />filing of the preliminary plat of George Fox of Fox Subdivision, Section Two <br /> <br />to be located at 1905 Allison Road, Camby, Indiana. Present representing <br /> <br />Mr. Fox was attorney David Lawson. He advised that Mr. Fox owns approximately <br /> <br />150 acres of land on Allison Road.
