<br />~ <br /> <br />'-- <br /> <br />,.. <br /> <br />financing the project would not be a debt on the Town. <br /> <br />Mr. Jack Ward stated that when he purchased his property, his contract said <br /> <br />that the Taylor property would be devloped only as business. His main concern is <br /> <br />with his property flooding due to the run off from the proposed site. Delbert <br /> <br />Hobson and Paul Taylor has assured him that there would be no flooding problems. <br /> <br />He is sure that if the property is filled in his business would be flooded. If he <br /> <br />had known that apartments were to be constructed on that parcel of property he would <br /> <br />not have bought his parcel of property. <br /> <br />Bill Johnson stated that he felt the property around him would be of a <br /> <br />lower elevation then his land. If the proposed plans call for an 8 to 10 foot fill-in <br /> <br />then the final product would be 2 feet over his property and all of the water run-off <br /> <br />would come on to his land. He indicated that he also was assured by Mr. Taylor that <br /> <br />Mr. Johnson's land was at a proper level to build and that there would never be any <br /> <br />flooding problems. <br /> <br />Mr. Jack Ward felt that he would never be able to sell his property. <br /> <br />Robert McLaughlin was present representing Theising Veneer. He indicated <br /> <br />that they own approximately 7 acres east of the subject property. He showed concern <br /> <br />for how the proposed rezoning would interface with the adjoining industrial uses. <br /> <br />He felt that multiple family dwellings was incompatible with an industrial use. He <br /> <br />said the industry in that area produces emissions of noise, dust and smoke. Forklifts <br /> <br />which they use in their business have backup alarms which are loud and can be heard <br /> <br />at the shopping area. He stated that he had been told at one time that a pool in <br /> <br />the area was not operational because of the dust generated by his business. He felt <br /> <br />that in the long run problems would be created by the placement of apartments so close <br /> <br />to an industrial use. He indicated that if the apartment complex were there first <br /> <br />and he came to the Board requesting that his parcel of land be rezoned to allow him <br /> <br />to place his present industrial use into operation that the Board would clearly deny <br /> <br />such request as being incompatible with the adjoining residential area. He feels that <br /> <br />the same concerns which would justify the denial of such a request should also be <br /> <br />-8- <br />
