Commissioner Crouch said sewer, water, and gas. <br />Commissioner Crouch said but it says it has not been identified yet, so there may be <br />residences that may require sewer. Commissioner Bryant said that on page 26 in the <br />eastern part, it is acknowledged where a large tract of land can be developed as a planned <br />unit and if adequate access utilities and buffering are provided for the tract, high density <br />residential or industrial uses may be acceptable. Doesn't that kind of open the door if <br />you have 50 to 100 acres there-Commissioner McGuire said, but it says it hasn't been <br />identified yet, there could be a lot of different things go there besides residential. <br />Commissioner Crouch said again he did not want to have somebody held hostage over <br />one sentence. <br /> <br />Commissioner Crouch said on page 24_3rd paragraph down- the blocks between <br />Washington and Main Street, the railroad to Indianapolis Road should be entirely general <br />business, but this use should not extend to the north side of Washington Street nor to the <br />south side of Main Street. He asked don't we have Crystal Flash to the south side of <br />Main Street and other industrial Newcomer Lumber etc., and to the north we have the <br />Radiator Shop, Mathis Real Estate, and the Block Company. He asked if he was reading <br />this right because business was already there. Commissioner Bryant said he thought it <br />was to keep the board from letting business go further. Then Commissioner Crouch <br />asked the members to go on three more from this paragraph where it begins with South <br />Street, the last sentence which says the area should remain residential until it can be <br />developed in it's entirety. Commissioner Crouch asked if this was how they wanted to <br />leave the statement, what if the sawmill wants another house to expand? Attorney Tim <br />Currens said the traffic patterns would never support general business. He said when the <br />sawmill wants to expand, that is industry. He said maybe if someone came in and wanted <br />to turn the area into industry, then the commission would consider. Commissioner <br />Crouch said the word 'entirety' was the key word. Attorney Currens said maybe they <br />could change the word 'residential' to 'other uses should happen in an orderly fashion'. /' ") ~ <br />Commissioner Bruner questioned the last sentence. Cilimissioner Crouch said the word -= <br />entirety means all or nothing. Commissioner Bryant said he would rather it be all or <br />nothing because if light industry came in, there are residents living there and whether you <br />like what the area looks like or not, some of those people have lived there for years. <br />Attorney Currens said what they are saying is, if you are going to change the character, <br />change it all and have a major investment rather than people trying to piecemeal with a <br />bunch of different stuff. He said he agreed because if it isn't all or nothing those <br />residents would slowly be rubbed out and their property wouldn't be worth anything. <br />Commissioner Bryant commented that on Old St. Rd 67 there is an example of this. <br />
